February 19, 2023 Ronkonkoma NY – Ronkonkoma and Lake Ronkonkoma are headed toward a total transformation that will take decades to complete. As we all know, buildings don’t go up in a month or 2. It can and in this case has taken years for each project to just get a shovel in the ground. As the projects progress, continual community input will guide segments being planned & built.

Current State On The Region Overview:

The Ronkonkoma Hub’s name recently changed to a broader brand name. Station Yards is the new name. I am pretty sure they hired a professional agency to name that.

Phase one on the far east side is complete and according to Tritec, 95% occupied. 5% is for tentants coming in and out.

Phase 2A is the behemoth sized build on the corner of Hawkins & Railroad Ave. This is where the party is going to start in 2024/2025. It will be an open square, a modern urban model for all to visit. A mixed use community with restaurants, shopping, offices and of course apartments. This type of complex is being built all over the planet.

What makes our project different? First off, we are not in the middle of a town, we are in the middle of a massive island with millions of residents & visitors. We have the 3rd largest LIRR station and a great community around it. We have West, East, North & South, in every direction Long Island is like no other place on earth.

The number one reason why this project is different than mostly any other is that these projects will take 100% of the area whereas most are just fill ins to an existing downtown. Built From Scratch is whay our project will stand out.

I know what your thinking, we need traffic and roadway infrastructure first. One good thing about this project is not much thru traffic is here currently and many Main Streets are already congested. What our community worries about is traffic , congestion, safety and more.

Union Ave and Hawkins Ave are in terrible condition causing cars potential damages. The community predicted we would be paying a price, this is one example that came true. Residents living very close to this area are not too happy either. Residents in Holbrook wonder how they can take more than whats there already. More has to be done to get the residents and developers together.

Phase 2B is across from 2A. It’s in the planning stage and I’m confident we will be hearing more quite soon.

Cameron Engineering and JLL a worldwide developer are doing a comprehensive study on our entire area. Over 50 intersections and traffic flow will be fully studied.

Ocean Ave RR Crossing – Funding requests have been submitted for the possibilty of creating an overpass or underpass. Updates to follow.

Those thinking this would be good to bring to our region recognize it’s condition prior to development and say, it’s better than it was… a blighted region of our great town.

Both projects are publicly and privately funded. Future posts and meetings will dig into this topic.
